California Pacific may be new, but it’s values are old.  It’s Key  Executives have  more than 100 years of finance, real estate and construction experience between them. They are second to none in their professions.


JAMES A. NILES

Mr. Niles is a CPA with more than thirty years of finance, accounting and real estate development experience, which he has received through his experience in working for some of the most prestigious and reputable financial institutions in the Country.

Mr. Niles has been involved in acquisitions, development, management and operations as well as dispositions of more than $1 Billion of real estate located throughout the Pacific Rim, Southwest and the East Coast. He has held positions as President, CFO/COO, Treasurer, and Senior Asset Manager and provided both national real estate and business consulting. Mr. Niles has also been involved in turning around former bank assets and positioning real estate and other assets to bring maximum value and create economic benefit to the community in which the assets were located.

Additionally, Mr. Niles has worked with private broker dealer developers and syndicators that developed, built, owned and managed operations of multi-family properties, hotels, strip centers, office buildings, and sub-divisions. He was instrumental in growing these organizations and adding value to their bottom line.

Mr. Niles earned a B.S. in Accounting, with Magna Cum Laude Honors, from Boston College and a Masters Degree from Arizona State University.

Mr. Daven has more than thirty years of both senior and executive management experience in the development and construction industries, including being the President of his own design/build firm for eighteen years. He also has international experience in four countries.

Mr. Daven’s received his undergraduate degree in architecture from North Carolina State University. This education, along with his hands-on experience has allowed Mr. Daven to maximize the results of the developments and projects of which he has been associated. This knowledge and experience has also allowed him to manage very demanding, schedule intensive projects. By using his out-of-the-box thinking, Mr. Daven has taken unsuccessful project and made them successful.

Mr. Daven isn’t just a builder of projects, but also a builder of people. The successes that he has achieved have been based upon his firm belief in team-work. Understanding the team’s potential and developing that potential has proven to be very successful not only for the projects, but also for the individuals who make up the team.

The experience Mr. Daven has received is a very well-rounded one. He’s developed and built large multi-family and single family residences, large master-planned business parks such as the $350 Million Opus Business Park located in Brisbane and South San Francisco, which is located on an old landfill site; company campuses including the $265 Million Yahoo! Campus located in Sunnyvale, CA.; the new $150 Million Franchise Tax Board Headquarter located in Sacramento; and federal projects such as the new $200 Million Federal Office Building located in San Francisco. His experience also includes large retail power centers that range in price from $140 Million and up, as well as numerous military projects, industrial parks and smaller business developments. The overall square foot total of developments and construction projects include 6 million SF of office/commercial buildings, 1.7 million SF of retail power centers, 1.4 million SF of industrial projects, 650 thousand SF of Hospitality projects and 800 thousand SF of military projects.

Honesty, integrity and the team approach to business are the key traits that Mr. Daven brings to any business venture.


KATHY CLAUSSEN
EXECUTIVE VICE PRESIDENT – REAL ESTATE

Ms. Claussen has more than thirty years of commercial development, real estate and
real estate broker experience.

Ms. Claussen’s experience includes directing the marketing, leasing and sales activities for office, industrial and retail projects, this entails developing and implementing marketing plans and entitlement services. To ensure an efficient deal making process her duties also include touring with prospective tenants, preparing detailed proposals and financial analysis, overseeing space planning and construction, monitoring costs, and negotiating leases. 

She works closely with city governments and communities through the entitlement process, performs due diligence reviews, including complex environmental analysis, preparation of budgets and pro formas. She also hires and directs project teams during the design and construction development process.

Ms. Claussen has negotiated leases for over 1,000,000 square feet of office and Industrial space, and over 900,000 square feet of retail space and, negotiated deals with hotels and restaurants. Her clients include Safeway, Home Depot, Kmart, Toys’R’Us, Starbucks, DHL, Oral B, Stuart Drug, Metropolitan Life Insurance, Applebee’s, Portal Publications, Perkin Elmer, On the Border, Chevy’s, Macaroni Grill, Hilton Hotels, Radisson Hotels, Prime Hospitality, and Taco Bell.
